More than 32,000 title deeds in the city
In Esnaf Simulator, apartments, residences, detached houses, villas, vacation homes and hotels change hands in 81 provinces. Right now more than 32,000 title deeds are in players’ hands. The game doesn’t set the price: a player posts the listing and the buyer haggles. A square meter in Istanbul costs one thing, in Anatolia another.
Rental income
The home you buy earns money even while you’re not in the game: rent builds up automatically every day, and you collect it every few days. Rental income counts from up to 3 homes; as a home’s value rises, so does the rent. Homes are divided into Standard, Comfort, Prestige, Luxury and Ultra Luxury tiers, and higher tiers bring higher rent.
If a metro line arrives
From time to time, metro lines are built in cities. Properties in neighborhoods along the line gain 8 to 15 percent in value. Waiting in the right neighborhood can earn you more than rent.
Buy land, put up a building
Once your reputation reaches level 8, you can start building. Land is sold in plots from 150 m² to 2,500 m², in locations ranging from Yeni Mahalle to Göl Kenarı. You employ workers on construction and can hire real players too. The building rises as installments are paid, and once finished, it’s worth far more than the land.
Title deeds and the Notary
Home transfers are done at the Notary, and the buyer pays a notary fee of 3 percent of the price. Every sale is recorded with its title deed number, so a property’s history is public. Selling in installments and paying with promissory notes are also possible.
There’s no guaranteed profit. Don’t trust a player who says “This house will double in value tomorrow, send me the money.” Title deed transfers are only done at the game’s Notary; a property promised to you outside of it will never be yours.
